Live Local Act Help in Davie and Surrounding Towns
Rental property owners and managers in Davie and the towns around it work with us. We review your rent roll, unit mix and income records before any filing, to see what really qualifies, so the exemption you claim stands up.
Where our clients' properties are
Most of our clients own or manage multifamily properties in Davie, Plantation, Sunrise, Cooper City and Pembroke Pines. We also work with owners in Fort Lauderdale, Hollywood, Broadview Park and Southwest Ranches, and with properties farther south in Miramar and Miami Gardens.
You never need to show us around the building. Clients send over their records, then sit down with us in person or join a phone or video call while we go through what the documents show. Location shifts a few details, such as which property appraiser receives the filing and which income limits apply to your units. What stays the same is the close reading of every page, and our habit of pinning down the actual reason a unit does or does not qualify before we suggest a next step.

What shapes a filing across the area
Which county reviews it
Most of the towns we serve sit in Broward County, while Miami Gardens is in Miami-Dade. Each county property appraiser reviews its own exemption applications and may ask questions in its own way. We prepare your DR-504AFH and supporting records for the office that will actually read them, so you are not answering avoidable follow-up requests.
Income and rent limits
Qualifying rents and resident incomes are measured against area median income figures published for each county. A unit that fits the limits in one county may not fit in the next. We check every claimed unit against the correct figures for its location before it goes on an application.
The annual calendar
Live Local Act exemptions are not a one-time event. FHFC certification and the county filing follow a yearly cycle, with the county application generally due by March 1. We plan your annual recertification well ahead of that date so resident income verification is finished and reviewed before anything is due.
How we meet
Our work happens at our office or by phone and video. You share the rent roll, leases and income documents, and we explain in plain terms which units qualify, which do not and why.

See what your property qualifies for
A short conversation about where the building sits and its size is enough to begin. We will go over the basics with you and say plainly whether a Live Local Act exemption looks worth pursuing, with no obligation.
