Resident Income Verification in Davie

Your Live Local Act exemption rests on the units you can prove qualify. We check each resident's income against the current limits, find the gaps before anyone else does, and build files that are complete and easy to follow.

What this work is and when it makes sense

The exemption counts only the units rented to residents whose income falls within the published limits, at rents that stay within the matching caps. Saying a unit qualifies is not enough. The file behind it needs to show the income, where it came from, and when it was verified.

We start by finding out why a file is weak, not just that it is. A unit can fail because a second income source was never documented, because a pay stub predates the lease, or because the wrong year's income limits were used. Each cause has a different fix, and fixing the wrong one wastes a filing season.

This service suits owners and managers preparing a first application, those heading into Annual Recertification, and anyone who has inherited tenant files from a previous manager and is not sure what is in them.

What we review and prepare

  1. 01

    Unit-by-unit income review

We read each resident file and compare the documented income with the limits for the correct year and occupancy size. You get a clear list showing which units are supported, which are close, and which are not.

  2. 02

    Source documentation check

Wages, self-employment, benefits, support payments and assets are all treated differently. We confirm that every source a resident reported is backed by an acceptable document, and we flag income that appears in one place but not another.

  3. 03

    Rent cap comparison

A unit can meet the income limit and still miss because the rent runs above the cap. We check rent against the published figures so the qualifying count is honest.

  4. 04

Gap list for your leasing team

Where a file is missing something, we write out exactly what to collect and from whom. Your staff can gather it without guessing.

  5. 05

    Summary ready for filing

Once the files are sound, we prepare a summary of qualifying units that supports your FHFC Certification Filing and County DR-504AFH Filing.

When your resident files deserve a second look

  • Income was only checked at move-in

When nobody has reviewed a resident's income since the lease started, the file may no longer match who lives there or what they earn.

  • Files inherited from a past manager

Records handed from one management company to another often come with mismatched forms and missing pages. Find out what is there before you depend on it.

  • The qualifying count changes every time

If each count of qualifying units gives a different number, the cause is usually how the counting is done rather than the residents.

  • A filing drew questions or came back smaller

A request for more records or a lower exemption than expected usually leads back to particular files. We follow it to the source.

  • This year's income limits are out

The limits change every year. A resident who qualified last year may now land differently, up or down.

How the work runs

  1. 1

    A first conversation

We talk by phone or video about the property, the number of units you expect to qualify, and how your tenant files are kept. This is also when we give you a free eligibility check.

  2. 2

    Secure file review

You share the resident files with us, and we work through them at our office. We note what each file shows, what it lacks, and why that matters.

  3. 3

    Findings, explained

We walk you through the results unit by unit. You see which issues are paperwork gaps and which reflect a resident who simply does not qualify, so you are not chasing documents that will not change the outcome.

  4. 4

    Close the gaps

Your team collects the missing items from our list. We review what comes back and update the summary until each counted unit stands on its own.

What shapes the cost

Fees depend on how much reading and reconciling the files need. A tidy set of recent income records takes far less time than years of mixed paperwork. We explain the scope before we begin, and you can get your quote by phone.

Number of units
More qualifying units mean more files to read and more incomes to check against the limits.
Condition of the records
Complete, consistent files move quickly. Missing pages, outdated forms or scanned images that are hard to read add time.
Complexity of income sources
Residents with a single wage job are simple. Self-employment, multiple jobs or significant assets take longer to document properly.
Timing against deadlines
Work started well ahead of the filing season can be paced carefully. Work started close to a deadline needs more concentrated hours.

Questions about resident income verification

Do you contact our residents directly?

Usually not. We give your leasing or management team a precise list of what to request, since residents already know and work with them. If you prefer we handle part of that outreach, we can talk through how it would work.

Which income limits do you use?

We use the limits published for the area and year that apply to your filing, matched to the number of people in each unit. Using the wrong year is one of the most common reasons a count comes out wrong, so we confirm this first.

What if a resident no longer qualifies?

We tell you plainly and remove that unit from the qualifying count. An accurate, smaller number is far safer than a larger one that cannot be supported.

Can you work with files kept in our property software?

Yes. Exports, scanned documents or shared folders all work. We will tell you early if anything we receive is unreadable or incomplete.

Is this the same as annual recertification?

They are closely linked. Income verification is the file-level work that shows each unit qualifies, while Annual Recertification is the yearly filing that depends on it. Many clients have us handle both together.
